When it came to planning my wedding I didn’t really care what happened. I was just excited to marry the man I loved, and I wanted a great dress. Whether I had bridesmaids, fancy flowers or a multicolored cake, it was not on my priority list. I was no where close to being Bridezilla, but I guess I’m making up for it now that we’re building a house.

A very large yard (2 acres compared to our small farm). Slightly larger bedrooms, still all on the first floor. There is also a games room and theater room on the upper floor. We will have a study, formal dining room, a spacious utility room, and a three-car garage. So I have one for her car, one for her gym and one for me to park. It was one of the requirements of the place we were looking for.
Once we chose our plans there was a bit of a debate with the builder about structural upgrades and price (yes, you can negotiate the price of new construction too), and eventually we all reached an agreement. This is where my HouseZilla really started to show up. i want to do things
A few weeks ago my husband and I had our first scheduled meeting at the Design Center. They booked us for three appointments. Three hours in the first, two hours in the second and two hours in the third. If you’ve ever built a house before, you know how these appointments go. There’s an office building full of beautiful options – most of them upgrades that come with huge markups. I spent all-nighters researching which options with the builder are worth upgrading and which you can upgrade later for a fraction of the cost.

The thing is, you’ll find a lot of articles that say upgrade whatever you can now and wrap it up in your mortgage. But I don’t want to be paying those upgrades and interest for 30 years, especially when there’s a big markup (UPDATE: This was a great decision, and a big reason we were able to pay off our house early). So I made a spreadsheet of upgrades
And estimated cost. We’d already spent a lot on the structural upgrade and knew we wouldn’t be able to replace it later, so choosing carpet over hard flooring wasn’t a big deal for us right now.

– Water softener loop (to connect our water softener as well. A must have for us). I overestimated the cost for this, so we were able to add some other upgrades of our choice.
Upgrades You’ll Want In Your New Home
-Tiling at a slant (to make the kitchen and bathroom area appear larger). We debated this upgrade based on price but it came in lower than I planned so we added it in.
-Blinds were installed throughout the house. At $2100 I’m still debating the price of it at Home Depot and am canceling the order this week.
-Tub upgrade. A strange priority for us. The Design Center wanted to charge us $1485 to add jets to a tub, but couldn’t tell us which tub we were going to get, or how big it was. Considering that you can buy a pretty nice big tub for that amount or a little more, we succeeded. We asked for a 6 foot tub instead of the jetted 5 foot tub. I did some research and sent some favorite options to the Design Center in our order preferences. They sent it to the builder and luckily they came back with a fair price for this upgrade and we bought it.
We added a few other things like a curtain on the inside of the back door, a pot and pan drawer under the oven, and some $77 sponge holders under the sink. Even when adding in electrical upgrades (prewiring for our projector, surround sound and additional Ethernet/CAT5 and additional outlets) we were still below our preferred budget. At the last minute I added three pennant lights above the kitchen island and that gave us a little relief, but get this…
New Home Upgrades: Getting The Most Out Of Every Dollar
Overall, I was hoping to stay under $10k in design upgrades. Going in, I didn’t want to mention it and make everyone laugh (the average customer spends about $50k+ in upgrades). Our designer told us we set a record for the lowest amount spent on an upgrade in Coventry and I’m very proud of that. I think we have also created a record for fastest completion of work. We picked everything up so fast that we were able to cancel one of our 2 hour appointments. We came in a little over $11k but got all of our preferences and a little more.
Builders may already be quite secretive about prices. I asked for a price list before going in and our told me they didn’t have one, and they didn’t have a website. In this day and age I feel like that’s just bullshit. It’s not just Coventry that works
